I understand the issue however what about the mortgage payments that the Landlord has to make? A single level solution seems rash. I have spoken with many owners of commercial property who have already had requests for a reduction in commercial lease rates. If possible, I would suggest refinancing at a lower rate and increasing your LTV. If you have a large prepayment it may be time to have a conversation with your Lender.
